Most of what goes wrong here traces to two things: the age of the pre-war pipework and the sheer density of units built since. These first questions cover both.

So many homes here are apartments now. Does that change the plumbing?

It does. Roughly 59.5% of homes are strata apartments now, so much of what we do is shared risers, common lines and hot water plant inside blocks rather than in freestanding houses.

Why do the older streets keep getting blocked drains?

Around the station the first homes were connected with earthenware and clay pipes. Tree roots work into the cracked joints, and it keeps recurring until that length is relined or dug out.

What is the story with flooding near Muddy Creek?

Local drainage feeds the Muddy Creek and Scarborough Ponds system, and the creek threads through the middle of the suburb. In a big downpour that network fills and the low streets back up.

My gas fittings look old. Do they need upgrading?

Plenty of the older cottages still run gas service lines and fittings from decades back. We update them to current standards during a reno or the moment a fault appears.

How long should a hot water system last?
